Description

In the narrow center of the city of Samobor, the construction of a residential building of modern architecture is underway, which will have 15 apartments in its composition. The building will be habitable in the fall of 2023.

During the construction of this building, special care is taken to protect against earthquakes, as an important role in the safety of the living space, therefore the load-bearing structure of the building, the walls and beams over which the slabs, stair cores and arms are laid, as well as the elevator shafts are made of reinforced concrete monolithic construction.

The building consists of one underground floor and 3 above-ground floors. Vertical communication in the building is achieved through two main staircases with an elevator next to each staircase that extend from the garage to the top floor. The ground floor and the remaining 2 floors are primarily for residential purposes.

The project is being built in an urbanistic and horticultural way, with plenty of daylight in all rooms, a favorable orientation and enough parking spaces for all tenants. The floor plans of the apartments are functional and adapted to the modern lifestyle.

We offer a selection of apartments, from one-room to five-room apartments, with an area of 35 m² to 130 m².

On the ground floor, there will be one two-room apartment suitable for people with disabilities, three three-room apartments and one four-room apartment. Apartments on the ground floor have separate gardens (courtyards). The price per square meter of apartments on the ground floor is €2,700/m². The building will have 11 garage parking spaces, 6 garage spaces, 7 outdoor parking spaces and 15 storage rooms. Each apartment will have a storage room and a parking space, and the customer can choose a garage space or a garage parking space. The basement space will be accessed through the sectional low-noise garage door with remote control. Forced exhaust ventilation and fresh air compensation will be installed here, as well as a central lighting switch-off via one button.

The apartments will be equipped with PVC carpentry with three-layer IZO glass. Roller blinds filled with polyurethane foam that will provide even better thermal and sound insulation. Electric shutter lifters will also be installed.

Entrance door – anti-burglary, fire-proof and smoke-proof. The interior joinery will be wooden, light-colored, 220 cm high with wide moldings. The floors will be covered with ceramics and first-class parquet, and customers in the final stage of construction have the option of choosing a pattern according to their taste.

The entrance area and corridors of the building will be lined with high-quality and large-format ceramics. The apartments will have a floor heating system in all rooms, which will be regulated by a heat pump system, which guarantees an impressive level of energy efficiency and significantly lowers monthly overhead costs for the user. Each room will have its own thermostat that will regulate the room temperature.

To cool the indoor air, a split air conditioning system will be installed for each apartment located separately in the outdoor space.

The building will be equipped with video surveillance and video intercom, optics, and there is a possibility of connecting a cable television operator.

Location

In the vicinity of the construction site, there is a city kindergarten and elementary school, a shopping center, a health center, a post office, pharmacies, catering facilities and various craft shops.

The microlocation of the project is well connected by traffic. Samobor is only twenty kilometers away from the center of Zagreb. It is five kilometers away from the Croatian-Slovenian border. It is on a regional road that is a branch of the main road Zagreb – state border – Ljubljana. It is well connected to Zagreb, Croatia, and the world. It is only half an hour’s drive from Zagreb Airport, the Zagreb railway and bus station, and the main east-west road runs alongside it, which intersects with the equally important north-south route on the nearby Zagreb ring road.

Samobor is a picturesque town with a preserved old town center, with a long excursion and tourist tradition. A long history, rich cultural heritage and attractive surroundings ensure it an important place in the Croatian tourist offer. It has long been perhaps the most popular excursion destination for the people of Zagreb, who come here to enjoy its unique charm, natural beauty, and popular Samobor restaurants, inns and picnic spots.

It is located on the eastern slopes of the Samobor Mountains, at the entrance to the romantic valley of the Gradna River. It is a medieval town, with about 15,000 inhabitants, with baroque architecture, surrounded by a wide mountain range, from Okić-grad, through Plešivica, Oštrac, Veliko Dol, Lipovac and Japetić to Žumberk.

In addition to tourism and hospitality, the economic base of Samobor consists of agriculture, crafts, chemical industry, glassmaking, etc. The inhabitants of Samobor often know that their city is Venice in miniature. There is plenty of basis for this bold comparison. First of all, there is the carnival tradition, which has its links with the Venetian carnival, and the fact that there are as many as 13 bridges on the Gradna river.

The most beautiful settlements in Samobor are located right next to the mentioned river, and among them the Promenade near the mills stands out, a kind of oasis of peace and quiet in the center of the city. It is in this part of Samobor, just a few minutes’ walk from the Promenade, that the construction of this multi-apartment building has begun, which will allow future tenants to immerse themselves in the ambiance of this little Venice.
