Website Terms of Use
1. General Provisions
These Website Terms of Use govern the rules for accessing and using the website www.roel.com.hr, its content and the available functionalities.
The owner and operator of the website is Roel Real Estate d.o.o., 6 Frana Bošnjakovića Street, 10000 Zagreb, Croatia, Personal Identification Number (OIB): 83280759774, a company registered to carry out real estate brokerage activities (hereinafter: Roel Real Estate).
A User means any natural or legal person who accesses the website, browses its content, uses the available functionalities, creates a user account or submits an enquiry, request or other information through the website (hereinafter: the User).
By accessing and using the website, the User confirms that they have read these Website Terms of Use and agrees to use the website in accordance with these Terms and the applicable regulations.
Where a particular website functionality requires registration or express acceptance of these Website Terms of Use, the User shall be given the opportunity to read and accept the applicable version of the Terms before using that functionality.
2. Purpose of the Website
The website is intended to present the business activities of Roel Real Estate, publish property listings, provide general information about real estate and brokerage services, and enable Users to contact agents, submit enquiries, request additional information or express an interest in a particular property or service.
The content of the website is provided for informational and presentation purposes unless expressly stated otherwise.
The publication of a property on the website does not constitute a binding offer to conclude an agreement, a public offer or a guarantee that the property remains available under all published conditions at the time the website is viewed.
3. Relationship Between Use of the Website and the Brokerage Agreement
Browsing the website, searching for properties, creating a user account, saving a property, submitting an enquiry, contacting an agent, arranging an appointment or viewing a property do not, in themselves, constitute the conclusion of a Brokerage Agreement and do not create an obligation to pay a brokerage fee.
A Brokerage Agreement is concluded separately, in writing, between Roel Real Estate and the Principal, in accordance with the applicable regulations, the General Terms and Conditions and the Price List of Brokerage Fees.
A property viewing confirmation serves as a record that a particular property has been presented or shown to the User. A property viewing confirmation is not, in itself, a Brokerage Agreement and does not create an obligation to pay a brokerage fee.
A brokerage fee may be charged only to a person who has entered into a separate Brokerage Agreement with Roel Real Estate specifying an obligation to pay such fee.
4. Property Information
Property information published on the website is based on information and documentation provided to Roel Real Estate by property owners, Principals, authorised persons, business partners or other permitted sources.
Roel Real Estate takes reasonable measures to verify, properly display and update the published information. Nevertheless, certain information may be incomplete, subject to change or temporarily outdated, particularly information relating to price, availability, surface area, equipment, condition of the property, documentation or other characteristics of the property.
Before making any decision, concluding an agreement or assuming any financial or other obligation, the User must verify the current information with the assigned agent and, where necessary, request access to the relevant documentation.
Photographs, videos, floor plans, visualisations, maps and other representations of properties may be provided for informational purposes. An informational floor plan does not constitute an architectural survey of the existing condition, a geodetic survey, condominium subdivision documentation or any other official technical documentation, unless expressly stated otherwise.
Information concerning distances, locations, surface areas and other measurable characteristics may be approximate unless it is derived from official documentation that is clearly identified as the source of the information.
5. Submission of Enquiries and Information Through the Website
When submitting an enquiry, registering or using other website functionalities, the User agrees to provide accurate, complete and up-to-date information.
The User may not use another person’s personal data, falsely represent themselves or submit content that is unlawful, threatening, offensive, misleading, malicious or infringes the rights of another person.
By submitting an enquiry, the User requests that Roel Real Estate contact them for the purpose of responding to the enquiry, providing the requested information, arranging a property viewing or taking other steps requested by the User.
Submitting an enquiry does not constitute consent to receive marketing communications that are not directly related to the specific enquiry. Marketing communications shall be sent only where an appropriate legal basis exists, including the User’s consent where such consent is required.
6. User Account
If the website permits the creation of a user account, the User is responsible for the accuracy of the information provided during registration and for maintaining the confidentiality of their login details.
The User may not allow an unauthorised person to use their user account. If unauthorised access is suspected, the User must change their password without delay and notify Roel Real Estate.
Roel Real Estate may temporarily restrict, suspend or terminate a user account where there are reasonable grounds to suspect unauthorised use, misuse of the website, breach of these Terms, infringement of third-party rights or conduct contrary to applicable regulations.
Termination of a user account shall not affect any rights and obligations arising from a separately concluded Brokerage Agreement or another legal relationship.
7. Permitted Use of the Website
The website and its content may be used for personal and lawful purposes, particularly for browsing property listings, obtaining information about the services of Roel Real Estate and contacting agents.
Without the prior written consent of Roel Real Estate, it is not permitted to:
- copy, download, reproduce, publish, distribute, sell or commercially exploit the website content;
- download or republish photographs, videos, floor plans, property descriptions, location information, prices or other information from property listings;
- collect, extract, index or process data automatically using robots, scripts, programs, scrapers, crawlers or similar tools, except to the extent permitted by mandatory regulations or performed by standard internet search engines in accordance with the website’s technical settings;
- create or use a copy, derivative database or competing service based on content or data obtained from the website;
- remove authorship notices, logos, watermarks, source references or other rights notices;
- display website content within another website by means of framing or similar techniques in a manner that may create a misleading impression concerning the owner or source of the content;
- circumvent security, technical or other protective measures implemented on the website;
- interfere or attempt to interfere with the operation of the website, servers, databases or related systems;
- introduce or distribute malicious code, viruses, automated requests or other content that may compromise the security or availability of the website;
- attempt to gain unauthorised access to user accounts, the administration system, CRM system, database or other protected parts of the system.
8. Copyright and Other Intellectual Property Rights
Texts, photographs, videos, floor plans, graphic elements, logos, design, computer programs, databases, data structures and other content available on the website are owned by Roel Real Estate, their respective authors, Principals, business partners or other rights holders and are used on the basis of an appropriate right, permission or agreement.
Publication of content on the website does not transfer to the User any copyright, database rights, trademarks or other intellectual property rights.
The User may view the content and temporarily store it to the extent technically necessary for ordinary use of the website. Any other use is permitted only with the prior written consent of the rights holder or where expressly permitted by applicable regulations.
Requests relating to alleged infringement of copyright or other rights may be submitted to [email protected], together with sufficient information to identify the content and the rights concerned.
9. Website Availability and Technical Operation
Roel Real Estate endeavours to ensure the proper, secure and continuous operation of the website, but does not guarantee that the website will be available at all times without interruption, delay or technical error.
Access to certain parts of the website may be temporarily restricted due to maintenance, upgrades, security reasons, technical difficulties, failures of external services or other circumstances outside the direct control of Roel Real Estate.
Roel Real Estate may modify, upgrade, temporarily suspend or discontinue certain website functionalities where necessary for security, regulatory compliance, technological changes or business reasons.
10. External Links and Third-Party Services
The website may contain links, maps, videos, forms, plugins or other content and functionalities provided by third parties.
Third-party websites and services have their own terms of use, privacy policies and technical settings. Roel Real Estate does not control their content or availability and is not responsible for their actions, except to the extent that liability cannot be excluded under applicable regulations.
Users are advised to read the terms of use and privacy policies of the relevant provider before using an external website or service.
11. Liability
Roel Real Estate shall be responsible for the use and operation of the website within the limits prescribed by applicable law.
Roel Real Estate shall not be liable for damage arising solely from circumstances that could not reasonably have been foreseen, avoided or remedied, from a malfunction of the User’s device, internet connection or software, from unauthorised acts of third parties or from use of the website contrary to these Terms and the applicable instructions.
The User is responsible for decisions made solely on the basis of general or unverified information published on the website without verifying current information and documentation with an agent or another appropriate professional.
No provision of these Website Terms of Use excludes or limits the liability of Roel Real Estate for intent, gross negligence, breach of the Broker’s statutory obligations, infringement of consumer rights or any other liability that may not be excluded or limited under mandatory regulations.
12. Personal Data Protection and Cookies
Roel Real Estate processes Users’ personal data in accordance with the applicable personal data protection regulations.
Information concerning the categories of personal data processed, the purposes and legal bases of processing, data recipients, retention periods and data subject rights is available in the Privacy Policy.
Information concerning cookies and similar technologies is available in the Cookie Policy.
The User may change their selection of non-essential cookies at any time through the cookie settings available on the website.
13. Written Consumer Complaints
A consumer may submit a written complaint:
- in person at the business premises of Roel Real Estate d.o.o.;

To enable proper handling of the complaint, it is recommended that the complaint include the consumer’s full name, contact details, a description of the subject matter of the complaint and, where applicable, information concerning the property, agent or agreement to which the complaint relates.
Roel Real Estate shall acknowledge receipt of a written complaint without delay and respond to the complaint in writing no later than 15 days from the date of receipt, clearly stating whether the complaint is accepted as well-founded.
14. Amendments to the Website Terms of Use
Roel Real Estate may amend or supplement these Website Terms of Use in order to comply with regulations, reflect changes to website functionalities, address security requirements or meet business needs.
The applicable version of the Website Terms of Use shall be published on the website together with the relevant effective date.
Amendments shall apply from the date specified in the published version. If amendments materially affect registered Users or functionalities requiring express acceptance, Roel Real Estate may additionally notify Users or request renewed acceptance of the Terms.
15. Governing Law and Dispute Resolution
The use of the website and these Website Terms of Use shall be governed by the laws of the Republic of Croatia.
Roel Real Estate and the User shall endeavour to resolve any disagreement or dispute amicably.
If a dispute cannot be resolved amicably, it shall be subject to the jurisdiction of the court having subject-matter and territorial jurisdiction in accordance with the applicable regulations of the Republic of Croatia, without restricting any rights granted to consumers under mandatory consumer protection regulations.
16. Final Provisions
If any provision of these Website Terms of Use is found to be void, invalid or unenforceable, this shall not affect the validity and enforceability of the remaining provisions.
Any matters not regulated by these Website Terms of Use shall be governed by the applicable laws of the Republic of Croatia.
These Website Terms of Use shall enter into force and apply from 12 July 2026, on which date all previously published website terms of use of Roel Real Estate d.o.o. shall cease to have effect.
